I wanted to let you know about my experience with Colleen Resendiz on my recent Mukwonago home sale.  I reached out to Benefit-Realty in 2017 for help selling a Duplex in West Allis.  I had read Colleen’s bio and selected Colleen for her experience with multi-family homes and her knowledge of the local, i.e. West Allis, market.  The experience was very positive and I was able to sell the duplex without too much intrusion for the family living in one unit.  When I was ready to sell my primary residence in Mukwonago I reached out to Colleen for help.  Colleen is a very good communicator and immediately responded to my inquiry.  I had prepared a punch list of projects to be completed prior to listing my property and Colleen brought her expertise and knowledge of the current market conditions to the table.  We prioritized the punch list and narrowed it down considerably saving me thousands of dollars in pre-sale preparation.  My formal dining space was not being used for dining and my open concept dining/living/eat in kitchen areas needed a bit more definition.  Colleen suggested staging the area and recommended a local staging company.  With a few small changes the house looked well proportion, inviting, and each area of my open concept and clear definition.  As far as I am concerned these small changes made all the difference.

Colleens knowledge of the selling process, home inspection process, and negotiating skills providing safe passage through the post offer acceptance period.  Colleen brought common sense and calm to the process of reviewing and understanding the inspection and addressing the potential buyers concerns.  During the underwriting process I had a clear definition of what Items needed to be addressed and what paperwork was required from the contractors.  Colleen assisted along the way and made this “not so fun” process easy and well defined – I just got the necessary work completed and checked the boxes – then the house was ready to close.  Just follow her recommendations and the outcome you desire is achievable.  I had a requirement to remain in the house 5 days post close and Colleen assisted in negotiating a fair security deposit and daily rent.  This afforded me the schedule I required to close on my new house and provided the extra time needed to move.
